Is T-111 just the material? Or the design?

The whole garage is made of that material. They installed it without properly flashing it and now some spots are rotting. So i wanted to replace maybe a 2ft x 28ft section. I just thought to replace it with the same material but properly flashing it.

T-111 is what we call it over here. Pretty much pressed particle board for exterior use. Rots and soaks up water really easily if not sealed and installed properly.

So I am guessing the flashing below the T-111 is what is missing, or is it flashing at the top and water is running behind it?

I looked at your house pics, but couldn't see anything from them.

Have any better pics?

I'll take pictures when I get home. But here is a horrible drawing.

The brown splotches is rot or soft wood. I am assuming that the rot that is towards the top of a siding piece comes from water that is running down and dripping into the exposed top edge. The rotting that is on the bottom of the siding piece...i have no idea how it got soft there. The area above the rot is fine.

you can remove the old, put flashing underneath the top piece that is above the board and have the flashing come over the front of the top of the board, put new up, apply some exterior caulk and you should be fine.

I bet the caulk is bad around that board and water is running right in behind it, or sitting on top of it and rotting what is above.

However, I would replace everything with a more sustainable product.

I will take a look at hardiboard / vinyl. I will replace the whole bottom section. I was also planning on cutting 1-1.5 ft of the bottom of the top sheets to replace only the rotting parts. I dont have the money to replace all of the siding.

Then I will look into painting outside of the house and garage.

Sigh. Money pit. My next house is definitely a newer home. I cant express how much I want to do what you are doing. It must be so awesome designing your own home from scratch and seeing it come to life.

Hey, did you do your own siding? I need to replace some of my siding. I know to use Z flashers for the horizontal joint...but what is there for the vertical joints? :thinking:

I am thinking of doing my laundry room with those same tiles What color grout are you using?

Another very, very long day at the house. But more progress made. All bathrooms are ready for tile, tile shower in master is ready for tile, and the upstairs main room is painted. Legs are on fire right now, but it will all be worth it in a month or so.

Still alive. Will probably post pics after Saturday, but things are coming along well. All of the waste drains are now hooked up to the mains in the concrete, garage door is in and working, lights are done in the garage, all outlets are wired in the house, first coat of paint is on all walls except master bath and master bedroom, and tile in the laundry room and upstairs bathroom is laid and grouted. A bunch of grading also happened this past weekend.
