I bet the caulk is bad around that board and water is running right in behind it, or sitting on top of it and rotting what is above.

I will take a look at hardiboard / vinyl. I will replace the whole bottom section. I was also planning on cutting 1-1.5 ft of the bottom of the top sheets to replace only the rotting parts. I dont have the money to replace all of the siding.

Then I will look into painting outside of the house and garage.

Sigh. Money pit. My next house is definitely a newer home. I cant express how much I want to do what you are doing. It must be so awesome designing your own home from scratch and seeing it come to life.
