Default So i think i found a house already

did a initial walkthrough yesterday and its almost exactly what i need. its only 900 square feet but it has a full basement that wouldnt take much to finish. needs new flooring which would cost me about 2k for hardwood to refloor and the walls need to be painted throughout and some minor wiring work on the second floor. exterior wise the roof was done 2 years ago, stripped and recovered and the siding is less than 2 years old.

it's just over a quarter acre, its two full city lots. its at $22,900 right now and would need about $8,000 to bring up to date and liveable. its taxable value the way it sits is at $40,000 and the basic work needed should bring it up to $50,000 or $60,000 between interior and garage work (thats just an assumption from talking to a couple big construction companies my dad knows who do ALOT of renovations and the likes)

my pops is comin down saturday night so we can go do a lil more complete walkthrough on sunday morning but looks like i'll be putting a bid in on monday

if you add the basement a rough guess be about 1400-1500 sq ft

yea but it appreciates in value ... cant race it though :wtc:

if my dad walks through on sunday and likes everything then yes i will be making an offer contingent on a inspection, we're almost positive they would take 18 on it

yea it seems small BUT:

1. its a 10 year home
2. i live by myself, well my uncle will be living with me but only for another 12-18 months
3. when i'm ready for a family home this should have enough equity to make a good down payment or keep as a rental
4. the yard is super big, i mean easily 3 times the size of the house ... plenty of room for growth
