Well I quickly looked through the local listing around Ann Arbor, for 615000 you could get a 6100 square foot home on 1.3 acres.

What if, with the fixed fee agent, you trusted the person to not drop the ball and that they are a competant agent.

What is inherent about the fixed fee agent that causes the things you mentioned? (missed deadlines, poor negotiation, wrong forms, etc)?

The reason I ask is because those things sound like they are symptoms of a bad agent, not necessarily the part of the system they are in.
lack of incentive. There are such things as quality "help u sell" type brokers, I've met them, they're just a rarity. If you have an exclusive agency relationship with someone and you drop the ball, there are more severe legal and professional reprocussions. Full service brokers are also more often then not Realtors (not all brokers are Realtors), which means they are bound to a code of ethics and professionalism that is not legaly required.

I used to live in Southern California, and if I remember correctly the real estate market is nowhere near as inflated as Northern California. I mean, if you want to waste your money on a shack, that's fine. But there's no way I'd spend $615,000 on house that's not even 1200 sq ft. I don't even think I'd be able to live in a space that small.

I used to bitch about PA alot...but in reality it's not a bad place to live. No rolling blackouts, no rediculous gun laws, don't get harrased by police officers with tape measures to measure the ride height on your car and we actually have seasons. Not trying to say PA is perfect, it does have its short-comings.

you must have lived there a long time ago because it's pretty close to norcal now. just in the past 10 years it has doubled in more of southern california. just as norcal has.

to you it's a waste of money, to me I can retire, sell my house and move just about anywhere in the country and buy a similar sized house and live out my life in very very good comfort.

this is not to say that I would pay that much for that much space, but as i pointed out time and time again, there really is no point in posting how much more land or sq/ft you can buy in a completely different state.
