But I've heard just about every angle. I'm working in the title department right now, but my mom is a branch manager and an escrow officer, and my step dad is on the opposite end as a loan officer, so every angle has their complaints. You complain that title takes forever, but title and escrow complain that they've got so much on their plate, yet every MB and LO forces THEIR file down their throats and has no regard for escrow's 500 other files that they've got simultaneously going on. And giving you my contact info would be pointless...I'm a lowly recorder and am only doing this for the summer until I go back to school. You'd want to speak to a title officer or escrow officer anyway.
I work in the Headquarters office for the 3d Infantry Division (Army) and I hate it when people complain about how bad they have it when there are men and women suckin it up everyday out in the city. (Baghdad....)

Do you know why WA has a seperate title and escrow company? I mean I know that it is to prevent fraud, however the only states that have seperate title and escrow companies are CA, WA, NY, and I believe TX? At least in WA the title and escrow company are usually the same company just a different dept..............in CA, its a lot of the time a whole seperate company
Yeah, I definitely know the qualms that title companies have and honestly they do the most work of anyone in this field. However, just small stuff like not having the HUD ready even at the closing is just really annoying...........or when they dont' cut checks to the different payoffs in time and then appraisers or whatever come knocking on our door thinking its our fault they aren't paid yet when we have no control over the dispursement of funds.
