The retarded things thats going on here with appraisals is they go around declaring "declining markets" on a county by county basis. They've declared Boulder County one of these "declining markets," basically because Longmont (a neighboring town) is in the shitter in a real bad way. The rest of the county is actually doing quite well.
So the deal is, if your house is in one of these areas, they do a normal appraisal using sold comps in the last few months, and whatever the amount comes to, they lop off 5%. So basically, by declaring a "declining market," they're actually enforcing a declining market; making sure nothing will appraise for what a willing and able buyer actually wants to pay for it.
All they need to do is an honest appraisal with good comps. The reason they got into this giant mess is because they appraised property at whatever value the sales contract was for... regardless of the market evidence. If they just actually did a normal fucking appraisal their tails would be sufficiently covered.

Fuck this shit. The appraisal went through a little lower than expected but still okay. Then they decided they needed to have a structural engineer come out and check the basement on an eight year old house. Like there's going to be something fucking wrong with it
Then after all the bullshit and delays my rate is unlocked. We were going to close today until I called him to go over the numbers. He said instead of them cutting me a check for $650(overage of loan vs. costs) I would need to pay them $800 oh and the rate is 7%. Uh, what? Fuck NO. That is nowhere near what we discussed and not even close to advantageous for me. I've already paid the appraiser and now I'm getting stuck with the bill for the structual engineer. All for fucking nothing. That's fucking wonderful. Fuck these lying banker assholes.
