read my previous post.. having inquries for reason whether they are excessive or not (and when buying a house they can get excessive) is viewed in the lenders eyes as ok and they wont hold it against you, even when your score reflects them...

above 700 doesnt always guarantee approval for a loan. there are other factors such as existing debt, income, and stability (employment and residence).

Paid off three two car loans early.
Paid off one personal unsecured loan early.
Paid off three credit cards.
Have $33000 in credit available, only $2000 used.
Never been late on a payment.
My rating was somewhere in mid 800's if I remember correctly.

I forgot the website to check it... You gotta pay something like $12 to check. Anyway, my rating is 750.

he makes $55k, has $7k in unsecured credit card debt, $10k in student loans, has no collateral (like a house), has worked at his current job for 2 months, and keeps changing apartments every month, with rent at $800/month.
does that look OK to a bank?
reason why i brought this up is because i know several people with credit scores above 700, who either didn't get approved or received less than ideal interest rates.
