Buddy just refinanced through a broker at 4.75% My parents are refinancing through wells fargo, but there's a pretty heavy backlog right now. I thought about it too, but I think I'm just going to sell my condo

My neighbor who works for allstate approved me for 4.25 for a 15 year. I wasn't refinancing tho. For a 30 year I would have qualified for 5.07.

If you're under 5% for a 30 yr, you're doing pretty good. I've seen as low as 4.5%, but only on one occasion so far.

You can also roll closing costs into the new loan.

Depends on what programs your lender has available, your credit score and your loan/value ratio.
