It's not that fuxored, but it's a bit dirty and has really ugly carpet and ugly doors, etc. Nothing too hard to fix. The kitchen is actually kind of nice, but that just makes the rest of the house look uglier. It also has a newish roof, newish windows, newish swamp cooler.

And no, I'm not surprised that something outside Boulder is cheaper... I've actually been keeping my eye on the suburbs for about a year now, but this is definitely the best deal I've come across so far.

It's a trade-off. Boulder has one of the healthiest real estate markets in the country (for a number of tangible reasons that other markets do not share). If I stay here, I am pretty much guaranteed a decent rate of appreciation. BUT, since I'm not made of money, that means I have to live in a little condo that I don't particularly like. If I move outside Boulder, I can get a place I like, but it'll be not-so-hot from an investment standpoint. Really what I should do is rent out my condo (after mtg and HOA, I'd probably have a cash flow of about $100/m :chuckles: ), and rent a house in the suburbs
