...if all goes well, I'll be the owner of a $320,000 townhome. Besides the monthly PITI, I'll be out $64,000 + closing costs. Wish me luck...

How big of a townhome will $320k get you in that area?

you're putting 64k DOWN? how much do you make/year? you'll be saving a lot on mortgage writeoffs, so you won't be poor

Is $64k a big down? I thought 20% down was about right.
