I can move out and live month to month paying rent now or wait 1 more year, have 2 cars, and buy house in Oro Valley in Tucson with a good down payment at hand.

two car payments for an s2k and tsx, you're looking at about $700-800 on that alone.... then roughly $60k in cash saved for a 20% down payment on a measly $300k house.... then the monthly mortgage payments and property taxes.....

if your current income right now can only provide month to month living with 1 car (if you were to move out right now)... how are you gonna get such a huge pay increase within a 1yr timespan to afford 2 car payments AND have cash for a "good down payment" on a house?
two car payments for an s2k and tsx, you're looking at about $700-800 on that alone.... then roughly $60k in cash saved for a 20% down payment on a measly $300k house.... then the monthly mortgage payments an property taxes.....

i was gonna mention that too, along with utility bills and food/gas/etc expenses... but i dunno how much those will vary out in Arizona.
