You need a 5 year plan Keep the Z though, you can live in that. Wire in a couple of Optimas, fill the trunk up with groceries and buy yourself a hot plate and a toaster oven. It's too pretty to sell

go for the house. wait for it to build equity, then get another house. use the rent income to pay the mortgage. let that build equity, then get another. so on and so forth. hardest part is getting started. never a better time than now.

sell the z, buy my integra, buy the house.

although i must say, the mort. payment for my house is < 100 more than what my gf was paying to rent her apt.... and its not like she had an expensive apt. or we bought a dumpy house.

Was my point not clearly made? I do believe it was, regardless of making an adjective into a verb. Aside from mike, an English major, very few of you would have even known that literate isn't used as a verb....wait, you know what a verb is, right?

If the car is paid off, sell it and buy a beater to save even more cash.

Buy a place, raise your tax exemptions and get a nice return at the end of the year. After some time, you'll be able to replace the z with something even nicer.

Just my opinion though.

I could have gotten my M3 a LOOOONG time ago, but I chose the house instead.

Just a personal choice that's all.

Now my priorities have changed and although I'm dying to buy an M3, I'd rather purchase a new entry level Lux SUV (Infinity FX45) in anticipation for a family.

That and I'm doing some remodeling to the house.

dude, take the stick out of your ass. you know you'd be all over someone if they made the same mistake as you, so stop getting all defensive.
