turns out i'm not designing the site at all, its all ready been designed and looks to be a dynamic site much like the example dave gave, turns out these geniuses can't figure out how to upload pics and descriptions and are gonna pay me 200 bux a month to do it. its small pay but not bad for an hour or 2 a week

depends on your experience. I charge $60 per hour for Flash, $40-50 an hour for html driven. I've been doing web for 5 years though, and I have a BFA.

Inexperienced, I should say $20 to $35 depending on your productivity and knowledge. You simply cant charge $50 an hour to create a simple HTML site in 20 hours. If it takes you 10 or less, then maybe.

its worth it - sounds like it would divy out to around $50+ an hour :dunno:

If you'd rather not do the updates, spend the extra time to learn how to build a web application that will allow the realtors to do it themselves, and then sell it to them.

Really not that difficult once you get your hands into PHP and MySQL. You could pick up an O'Reilly Cookbook that would have 90% of what you'd need.
