Improper ventilation of a roof can cause this issue. Have a roofing specialist see if your homes roof it breathing correctly. The temperature difference sounds like its the problem. Was this issue present in the summer? Also, there may be mold on the other side of the wall. Painting and sanding the outer surface may not be enough.
yea see thats what the current roofing guy said, and he removed a strip at the top of the roof because he said it was faulty, at the ^ of the roof there wasnt proper ventilation he said... so we'll see, he's coming back tomorrow, and the issue wasnt really there over summer.
