Default Finnaly gonna happen.

Well after about a 2 years of working our asses off, my wife managed to pay off all of our debt, and in doing so have managed to improved our credit a great deal from when we started. We decided to start considering looking into getting a house but were not expecting to actually do anything untill november ( when our current lease ends) but thanks to my mother in law who ask the obvius but simple question "why not start now and get the tax credit, bound to get more then it cost to break your lease" that being said we said, what the hell and called the broker we had spoke with last year. Much to my surprise it wasnt more then a few hours before he gave us a pre approval letter!:woohoo:
So friday we have a few houses we are going to be looking at, were approved for 214k at 5.1% fha loan. Of the homes were going to look at this one is by far my favorite

hopefully i'll be buying a house once i get certified after next month :x:

i want to transfer down to the va beach office

the geico office seems to be pretty close to the ocean.

Congrats and that is a nice house.

My suggestion (not to rain on your parade) is to buy a bit under approval since every house no matter what will need improvements and repairs. This will give you some flexibility in case you find it is something expensive that goes bad.

this is just the favorite of the ones the realor provided us, we have a few others were looking at. I like that this one isnt a foreclosure or shortsale so it should be a pretty straightforward process. In a worse case scenario the mortgage falls within our comfort range, after working so hard to get out of debt, we have done alot of research to make sure we dont go over our heads again
