well think about it ... 700k plus prolly another 1-2 mil for a house and about 110k in 3 years member fees

thats lowend roughly 2mil... 100 acres here cost me ... midrange ... 230k. that leaves me with 1.7 for a house ... i could do a damn nice house for 300-400k and i mean damn nice. still over a mil left to play with in terms of fees and taxes.

this isnt NY ... this is MI we have the highest unemployment rate in the country ...

damn ok sooo ... heres some perspective

my parents bought our current home about 6 years ago. It's 40 acres, farmhouse, large polebarn. place was in some bad shape when we bought it, but we payed 120k for it. now the place is valued at just around 300k if not a little more. currently its 4 bedroom, 2 bath, unfinished basement, has 2 car garage with upstairs apartment, an additional garage attached to the polebarn and a 3rd attached barn structure to the polebarn. has lake view, also has a second home on property now built last year, 3 bedroom, 3 bath, full basement with attached 2 car garage(my grandparents home, we own it & they live there)

we sold our previous home the same time, my dad had built it back in the early 80's himself. it sat on 3 acres, full basement, sauna, jacuzzi, a 2 car garage attached, a second garage behind the first with a hoist and a full production paint booth attached. a secondary, powersports garage attached to that as well(could hold 3 snowmobiles and both my dads harleys). that place sold for 140k.

MI homes are nowhere near the prices some of you guys talk about paying. gauging by the prices you guys talk, i think our current property in california would sell for close if not over a easy mil
