Yep getting mighty close to becoming time to sell the house around here

Seems my neighborhood just hit a huge spike and houses smaller than mine are going for 235k a pop and selling at that price. Considering I bought for 130 about 3 years ago I would think I could offer it out as it sits for 200 and get that but once the improvements are done I am expecting to get about 275-300k for it.

Not bad for owning a house less than 5 years and if I hold it longer who knows where it will go.

With real estate, you can't have the "Castles in the Sky" mentality of investing. But that's a decent jump in 5 years, I bet it'll level back out within 18 months.

Not planning at this point but when I do sell and move I am off to Montana most likely. I am not fond of the NW although I am making the most of it while I am here.

I feel ya. I'm NW born and raised so I see it differently, but I totally understand why not everybody is cut out for this area. What about your daughters?
