nice lookin duplex here in utica, havent looked at it yet but saw it online.

its a duplex, both apts are rented (not if i buy it)

with 0 down, for 30 years the mtg payment would be ~400/month...

the plan now is that i would occupy one half, my gf would occupy the other and we'd split the expenses down the middle....

i wanna go take a look at it, it looks great but i dont know if id be any good at evicting people

well here is the situation...

my gf and i are 99% goin to get married in the next couple years anyway but our parents are pretty rigid and would frown upon us actually living together... so i occupy one she occupies the other but we are really living together just not officially.

once we are actually married, we can live in one and rent the other (and get at least 450-500+) or just move out and rent em both.

that is an awesome idea. I would do that if housing was so inexpensive down here.

I'd buy it anyway, even if you just rent them both out now. Rent it, and let someone else pay the mortgage for you, and you should be able to pocket $400 a month for the 2nd one. That or use it for renovation/repairs.

we arent going to rent them out, we plan to live in them both for now, then rent 1 out til we have the dough to buy one for us to live in, then rent out both units...
