Fee Simple Defeasible vs. Fee Simple Absolute
Fee simple absolute is when the owner of a peice of real estate has the greatest possible amount of rights and priveliges to the land, complete control and posession.
Fee simple defeasible is when ownership in real estate is conditional, IE: for a certain length of time, or under a certain set of conditions like gifting land to the municipality where you live but saying in the contract 'you can have this property as long as it is used for educational purposes' at which point when it is no longer used in the manner as prescribed, ownership reverts back to the fee simple absolute owner, or their heirs.

So basically what you are sayin is to offer land as a defeasible property is one huge tax write off with free development for the actual owner of the property.
