Mandeville's crime rate is only double that of Sterling Heights, and about 1/3rd lower than Warren.

The point is, though, is not the numbers. It's that the impression of the entire Detroit Metro as a crime-ridden ghetto is 1) not true, and 2) means you can get a house on the cheap. If I knew someone in the Sterling Heights / Warren area who could serve as a property manager for me, I'd have long since bought 3 or 4 houses and started renting them.

Listen, I don't know why this turned into a pissing match. Your first mistake was assuming that when I said "There's a reason houses in MI are cheap" meant that I didn't think the same principle applied to Louisiana. Frankly, I couldn't care less what the crime rate is in a place I'll never live.
But my statement stands. There certainly is a reason, or a handful of reasons why one can score a house for cheap in MI (and some parts of LA) in respect fo California. Do you think they build houses at a lower level of quality everywhere in the US compared to California? Of course not. That's all I was saying. :no:
