Employment is going to play a large role in where I decide to buy.... just as much as the state of the housing market and the availability of financing. It makes no sense to buy in the 818 if I wind up working in Anaheim or Newport Beach.

Realistically, I'm looking at a townhome first -- say within the next 5 to 10 years to be conservative.

I'll need to replace the Integra before then, but aside from that, I'm definitely being stingy with my money. h:
