I recomend analising the soil too, if it is cotaminated the cost to decontaminate can be very expensive.
My brother just got a prefab and its pretty nice.
Unless the area is beyond amazing ( I think there are parts of Colorado that are like this...off the top of my head Aspen) the home/lot value doesn't appreciate as quickly as one that is custom built.
Before doing any sort of building on the land, check up on the history of the area, it should be available to the public, basically as Tark stated, how the soil is, water source, floods, yada yada.... A good chunk of people that have csutom homes built fail to check up the history and are surprise by the flood, migration of animals, lack of water, etc... that happens months or years later.
