Well after all the worry that I was going to have to back out it went through.

The roof was the sticking point and they were unwilling to put a new roof on. So I simply told the realtor I am working with that if they were unwilling to pay at least half of the roof cost I would pull my bid and continue looking.

Seems the other realtor was a bit more willing to negotiate than I was because they immediatley called back offering a 30 year roof and I pay less than half the cost of the work.

So they want it to close a bit earlier which will be next week and the roof will be started within the next 30 days by a contract roofer with a 30 year guarantee.

My realtor let me know that I was considered a hardass negotiator (I didn't think I was that good) because the house was appraised at 144k offered at 139, I bid 134, and am closing at 137 all fees included.

Looks like a housewarming is on the way before Thanksgiving:yay:
