FICO, debt-to-income and loan-to-value ratio are some of the key aspects most lenders look for. We like to look for a <80% LTV and DTI percentage rate and scores above 700 if you want the prime rate. One shouldn't expect to get a nice rate if you do something like 100% financing and your scores are in the 600s.....

also you need to take into account PITI.

Pricipal
Interest
Taxes
Insurace

the montly cost of all these should be between 28-30% of your gross income.

only thing I might be buying within the year is some land in ensenada by the beach. Just keeping things in mind for the future.
