If the hard shifting is the tranny fluid, you will notice a larger improvement using synthetic, but if you are selling, I would just use Honda fluid. Make sure you can get the fill plug off before you drain the tranny fluid. The ticking is probably valves, as the other guys say
actually Honda MTF is recomended over sythetic....I used to run synthetic in mine and the gears ground mor than when I ran mobil one regular oil...the syth is almost too slippery for the gear box.
